Founded in Dublin in 1989, Extraspace is a market-leader in the supply of site-accommodation to the construction sector.
In the early 2000’s, we pioneered the adoption of modular construction (MMC) in Ireland and have delivered some of the country’s largest permanent and temporary modular solutions within the healthcare, education, commercial and life-science sectors.
We work in collaboration with major multinationals, leading project management groups and directly with end-users, facilities managers and contractors to deliver temporary and permanent accommodation solutions to meet their needs.

Extraspace founded in Dublin, supplying temporary site accommodation.

Delivered The Venue—a 4,000-capacity, semi-permanent concert hall for Derry/Londonderry’s UK City of Culture celebrations, showcasing large-scale modular capability.

Completed a management buy-out that accelerated growth across Ireland and the UK.

Rebranded as ESS Modular and doubled manufacturing capacity with a new 75,000 ft² plant.

Ronan Smyth
Ronan Smyth
Ronan Smyth is the Managing Director of Extraspace, having worked with the company for more than 20 years. Ronan has managed the business through a number of transitions over the last 10 years and is proud to lead a strong team of 50+ employees at the company headquarters in Clondalkin, Dublin.
Ray Doyle
Ray Doyle
Ray is the Finance Director of Extraspace and has worked with the company for more than 30 years. Ray is responsible for the financial performance of the business and has been an integral leader in the company since its early days.
Shane O’Brien
Shane O’Brien
A skilled manufacturing professional, Shane has over 25 years MMC experience, with a particular bias towards lean methodologies and procurement.
As Head of Manufacturing, Shane ensures products are manufactured in accordance with all safety, quality, cGMP and applicable regulatory requirements. In addition, he ensures production schedules are met to fulfill forecasted market demand, whilst ensuring manufacturing costs are minimised through effective utilisation of resources and equipment. Shane also brings a strong lean focus to all offsite manufacturing processes, embedding efficiency and continuous improvement at every stage.
Phillip Quinn

Phillip Quinn
Philip has worked in the construction sector for almost three decades and has significant expertise in sustainable design and volumetric construction. As Head of Operations for Extraspace, he will oversee the delivery of all sector projects within the business and will have a focus on delivering operational excellence.

Ray has been an integral part of the Extraspace team for nearly four years, bringing with him a wealth of experience from the construction sector – particularly offsite and modular construction.
Ray thrives on working collaboratively with clients to identify the ideal building or product to meet the specific needs of each project.

Shane O’Brien
After starting her career in Business Management & Marketing and spending over a decade in the financial sector, Sandra made a career shift into construction in 2005 and hasn’t looked back since. Her early experience with ISO auditing led her naturally into Health & Safety, a field she’s passionate about and returned to college to study, earning her qualifications in 2018 and 2020.
Since joining Extraspace in 2018, Sandra has played a key role in building a strong safety culture across our sites. She loves the fast pace of construction, the teamwork, and the chance to make a real difference every day.
She’s also a proud mental health advocate, helping to bring the “Make It Visible” Tour to our sites and supporting the Lighthouse Charity and Pieta House Darkness Into Light each year with her family (and their Yorkshire Terrier in tow!).
