Why MMC?

Modern Methods of Construction

Unlock faster, safer and more sustainable buildings through off-site manufacturing.

Key Benefits of MMC

MMC (modern methods of construction) is a growing sector within the construction industry where significant portions, or all, of a building is manufactured in a factory setting and joined together on-site. The key benefits of this innovative approach to construction include:

01
Significant Time Savings
One of the core benefits of MMC is that site works and building manufacture can take place concurrently, significantly reducing the programme for any project. With this approach, MMC can cut up to 50% off a build programme.
While our on-site team prepares the location for the building (which can involve demolition, asbestos removal, reduced level digs, drainage and foundations); our offsite team is busy manufacturing the building which can be fitted out up to 85% with walls, floors, roof, mechanical & electrical, painting & decorating and external façade.
02
Reduced Risk
MMC amalgamates a range of advanced approaches to construction, including offsite, near-site and on-site pre-manufactured elements and technology applications.
Unlike the traditional build process where everything is done on site, from the ground up, in an MMC environment, we use the latest design technology to design out any inefficiencies and then manufacture it in a controlled factory environment.
This approach involves reduced risk by offering an accurate and agreed programme, promotes cost efficiencies, and mitigates against time delays.
03
Cost Certainty
MMC locks in your project budget from the outset. By finalising detailed designs and pricing in our factory, we eliminate the cost fluctuations that plague traditional builds—no weather delays, no overtime rates, no material surprises.
Our off-site manufacture process also drives out waste and rework, so you pay only for the modules you ordered. The result is full financial transparency and zero hidden extras—your total cost is agreed before production even begins.
04
Design Flexibility
Modern MMC opens up virtually limitless design possibilities. Our modules can be tailored in shape, size, cladding and finish to suit any aesthetic or functional requirement—from curved facades and feature glazing to bespoke interior layouts.
Because each unit is built in a controlled environment, you get consistent quality even with complex architectural details. Plus, spaces can be reconfigured or expanded later, giving your building the agility to change as your needs evolve.
05
Less Disruption
MMC significantly reduces the amount of time required on-site which has huge benefits for delivering projects in live environments such as schools and hospitals.
We work with the client team to develop site procedure and phasing plans to ensure the operation of the hospital or school is not impacted by the works. This includes developing a live Construction Phase H&S Plan; Traffic Management plans; coordination of module installation with holding points off site for vehicles and a call-in system to avoid congestion in the surrounding area.
06
More Sustainable
All of our buildings are manufactured in a controlled environment which guarantees the highest standard of airtightness and insulation.
Our offsite manufacturing process means we can control the programme and the quality, reduce waste and mitigate the risks inherent in the traditional environment.
We also reduce embodied carbon through the use of lower cabon-intensive materials.
07
Quality Control

Our buildings are manufactured in a factory-controlled setting, ensuring consistency across every detail—from structure to finishes.

Each module meets full Building Regulations, delivering excellence in fire safety, acoustics, energy performance and durability.

With on-site work minimised, every installation is supervised by a dedicated Health & Safety lead to ensure a safe, zero-compromise process.

07
Inclusive Workforce
Our factory-based approach creates stable, local employment—opening doors to a more diverse talent pool.
By combining in-house teams with trusted partners, we build inclusive, high-performing crews that improve quality and consistency.

This reduces reliance on transient labour and supports long-term productivity across every project.

07
Quality Control

Our precision off-site manufacturing delivers faster programmes and consistently higher quality by controlling every step in a factory environment.

Flow-Line Manufacturing

We build modules on a flow line where each sequence is managed under strict conditions—walls, floors, M&E, finishes and façade all assembled with repeatable precision and speed.

Standards & Performance

Every module meets the same Building Regulations as traditional construction. This controlled process ensures excellence in fire safety, U-values, acoustics and sustainability—time after time.

On-Site Safety Oversight

As modules arrive, a dedicated Health & Safety lead oversees all high-risk activities. Every installation follows approved method statements and risk assessments, guaranteeing zero-compromise safety on site.
08     Diversity in the Workforce

Harnessing Diverse Talent for Modular Success

MMC’s factory-based construction opens doors to a broader talent pool by offering stable, local roles and reducing travel demands.
