Modular Construction
What is modular construction and how does it differ from traditional building methods?
Modular construction is a process where buildings are manufactured in sections (modules) within a controlled factory environment. This method allows site preparation (like foundations) to happen simultaneously while the modules are being built. Compared to traditional construction, modular projects are typically faster and more efficient. Offsite fabrication ensures high quality and precision, with less waste and fewer weather delays. Once the modules are delivered to your site, they are assembled quickly, minimizing disruption to your operations.
Are modular buildings as durable and high-quality as traditional structures?
Yes. Our modular buildings are built to the same high standards as conventional construction. They use robust steel-frame designs and quality materials, and they meet all required building regulations and safety codes. In fact, our permanent modular structures have an expected lifespan of 60 years or more. Just like any well-built facility, they can withstand harsh weather and heavy use. You get the durability of a permanent building with the added speed and flexibility of modular construction.
Can modular buildings be permanent, or are they only suitable for temporary use?
Modular buildings can serve both short-term and long-term needs. While they are ideal as temporary solutions (for example, during renovations or on project sites), they are also engineered for permanent use. Many clients use our modular buildings as permanent facilities because they meet structural standards and have a long lifespan. The flexibility is there: you can relocate or repurpose modules if needed, but they are robust enough to stay in place as long as you require.
How much can we customize an Extraspace modular building to fit our needs?
Extraspace modular buildings are highly customizable. We offer fully bespoke designs to match your requirements. You can specify the size, layout, number of rooms, and even multi-storey configurations. Interiors can be tailored for various uses (offices, classrooms, laboratories, etc.) with the necessary fixtures and finishes. Externally, we can adapt the look to fit your brand or to blend with existing buildings. Our team works with you from concept through design to ensure the solution aligns perfectly with your needs.
Does Extraspace assist with the design and planning of the modular building?
Yes. We have an experienced in-house design and engineering team. You won’t need to hire external architects or engineers for our modular solutions – we provide a complete design-build service. Our experts will handle the architectural plans, structural design, and MEP (mechanical, electrical, plumbing) integration for your building. We ensure the design meets your operational needs and all regulatory requirements, making the planning process as smooth as possible.
Hire & Delivery
Does Extraspace offer modular buildings for hire (rental)?
Yes. We offer flexible hire (rental) options as well as outright purchase. Hiring a modular building is a great solution if you need extra space for a defined period without a long-term commitment. We provide both short-term and long-term rental contracts tailored to your needs. Our hire service includes delivery, installation, and support for the duration of the rental. When you’re finished using the unit, we handle the removal, making it a hassle-free experience.
What are the typical hire terms and minimum rental period?
Our rental terms are designed to be flexible. There is generally no strict minimum rental period for standard units – you can rent for just a few weeks or for many months, depending on your requirements. We will discuss the expected duration with you and set up a contract that fits your timeline. If you need to extend your rental, just let us know and we can adjust the term accordingly. All terms, including pricing and notice for off-hire, will be clearly outlined in advance.
How quickly can a modular building be delivered once we order it?
We pride ourselves on fast turnaround times. In urgent cases, we can often deliver standard modular units within 24 to 48 hours (subject to availability and distance). For larger or custom-designed buildings, delivery will take longer – it could range from a couple of weeks to a few months, depending on the complexity of the project. When you place an order, we’ll provide a clear timeline from manufacture to installation so you know what to expect.
How is the modular building delivered and installed on site?
Extraspace handles the entire delivery and installation process for you. Our modular units are transported on specialized trucks (often with built-in cranes) for safe offloading at your location. We arrange any lifting equipment needed and position the building onto your prepared site. Installation is efficient – our team connects the modules, secures the unit, and ensures all systems (like electricity and plumbing) are functioning properly. We aim to make setup quick and minimize any disruption to your business operations.
Product Features
What features and facilities do Extraspace modular buildings include?
Our modular buildings come equipped with all the standard utilities and can be outfitted just like a traditional building. Key features include electrical wiring and lighting fixtures pre-installed, heating (with options for air conditioning or ventilation), insulation for energy efficiency, and finished interiors. Plumbing can be incorporated for kitchens, toilets, or showers if needed. They are also network-ready, with provisions for data cabling and phone lines. Additionally, we can provide furniture, HVAC systems, and other custom equipment as part of a turnkey solution if required, so your building is ready to use from day one.
Are the modular units stackable or expandable if we need more space?
Yes. Many of our modular units are designed to be connected or stacked to create larger complexes. We can join multiple modules side by side to expand the floor area, or stack modules in multiple levels (two-story or three-story configurations, depending on the design) to maximize vertical space. The modular system works like building blocks, giving you flexibility to increase your space if your needs grow. Even if you start with a single-unit structure, additional modules can often be added later with minimal disruption.
Can the modular buildings be customized in layout or appearance?
Absolutely. Extraspace modular buildings can be tailored both inside and out. Internally, you have control over the floor plan – walls, partitions, room sizes, and interior finishes can all be configured to suit your purpose. Externally, we can customize the façade, cladding, and color scheme (for instance, to match your company branding or existing buildings). Windows, doors, and other features can be placed where you need them. Our goal is to deliver a building that fits your functional requirements as well as your aesthetic preferences.
Site Requirements
What site preparation or foundation is required for a modular building?
Most modular buildings need a stable, level surface to sit on. For small to medium-sized units, this can be an existing hardstand area (like concrete or asphalt) or firm, compacted ground. In many cases we use portable foundation pads (such as jackpads) on a suitable surface to support the structure. Larger or multi-module buildings may require a more substantial foundation or concrete pads, similar to traditional construction, to ensure long-term stability. Our team will advise on the appropriate foundation based on the building’s size and your site conditions.
What access or space is needed for delivery and installation?
We will need clear access to your site for our delivery vehicles and installation equipment. Typically, the site entrance should be wide and high enough to accommodate a large truck carrying the modules. The area where the building will be placed should be clear of obstacles, with solid, level ground to support a crane or forklift if one is used. We also recommend having some space around the setup area to maneuver the modules into position safely. Before delivery, our team can assess your location and advise if any special arrangements are needed for a smooth installation.
Is planning permission required for installing a modular building?
It depends on the project and local regulations. In most cases, a modular building intended for long-term or permanent use will require the same planning permission (building permit) as a traditional building of similar size. Temporary or short-duration installations might have fewer requirements, but it’s important to check with your local authorities. Extraspace can support you by providing technical drawings and specifications needed for any permit applications. We also advise consulting your local planning office early on to confirm what approvals, if any, are necessary for your modular building.
